- Review changes as submitted by the Contractor with the Architect or Engineer’s office and keep Owner informed
- Advocate on the part of the Owner during disputes, disagreements, modifications, or change orders
- Provide a record of any occurrence of work that might result in a claim for a Change Order or require testimony as a professional witness
- Observe third-party testing as required by the contract documents and/or as part of systems operations.
- Maintain project records in an orderly manner, including correspondence, contract documents, inspection reports, change orders, meeting notes, etc.
- Manage the delivery, acceptance and install of owner furnished items.
- Coordinate architect, consultant and Owner punch lists as construction nears completion.
- Review the list of items to be: completed or corrected with the Contractor and Architect’s office for issuance of Certificate of Substantial Completion.
- Closeout and warranty procedures.
- Receive from contractor and/or architect all documentation required by owner at the completion of the work, including instruction manuals, plan sets, warrantee information, and maintenance schedules.
